In reply to Giddyup. Don’t know about that. In my market area the vast majority of the appraisers are Nepo or Good Ole Boy hires. There was one black appraisal firm and nearly all of the appraisers in that firm were Nepo hires too. It’s been the nature of the profession to hire from within.

In reply to Kenneth Mullinix. Personally, I believe the federal government is way too big and out of control. We taxpayers are being eaten alive in paying those salaries and benefits. Then add in the cost of the office space and furnishings. There needs to be some very serious pruning of ALL branches of government.

In reply to Mark Hastert. Can’t say I’ve ever witnessed that in my time as an appraiser and that is a lot. I’ve worked as a fee appraiser, business owner and senior appraiser at a US government agency and never experienced what is being described. I’ll be the first to admit there are some bad players out there but that is true in any profession.

Various statistical outlets including those within the government and tax systems bundle appraisers with other non appraiser groups. Simply throwing out some false narrative based on a dubious percentage and then accusing racism is idiotic at best. In reply to Real Estate Appraiser in Sacramento. I will say this, the “required” chief appraisers at these management companies have lost their way and are also part of the problem. In discussions with them, due to appraisal difficulties, they come across, very strongly, as an advocate for the lender. They are obviously protecting their position and livelihood by taking orders from the top.

Appraisers favorite longstanding line about the CFPB; ‘Please advise when the fictitious safe harbor rule will be rescinded.’ This is in relation to DF Reg Z on appraiser independence and customary and reasonable appraisal C&R fees. The amc’s have played this game where whatever the appraiser accepts an order at, is considered a customary and reasonable fee.

Cindy Chance, former CEO of the Appraisal Institute, had some interesting comments about the AMC’s and appeared to be looking into the lack of transparency of the appraisal fee [which included the AMC’s portion] on the Regulation Z forms. Sadly, the Appraisal Institute fired her last year. That job was never finished, sadly. Only if I am desperate, would I work for an AMC.
